Home Improvement Mistakes: How to Avoid and How to Fix Them

Home improvements are risky and permanent - but offer high-rewards if done properly.
What are these projects, and how do you maximize your ROI?
Proceed With Caution: Permanent Home Improvements


Concrete Staining

Concrete acid staining is perhaps the best example of an irreversible home improvement. Although it can be done with magnificent effects, the acid stain seeps into the concrete, making it impossible to remove and difficult to fix. With a garage floor or outdoor patios or driveways, you need to take your time choosing the staining pattern because you do not get a second chance. You have a little more flexibility with basement flooring, where you can install tile or laminate over the stained concrete, afterwards if you need to.

Tile and Epoxy Grout

When planning for new tile, your choice of grout is one of the toughest home improvement decisions to make. Epoxy grout offers unsurpassed durability, but it's pretty much impossible to remove, and a real problem if the tile is laid poorly. A high-quality cement grout and sealer will last several decades, so why take the chance? Conversely, if your tile contractor swears that the tile will look flawless, who doesn't want worry-free maintenance for the future? If you're totally confident in your choice of tile, and your contractor is willing to put guarantees into the contract, epoxy grout could be a valuable selection.

Tree Removal

If your tree(s) are beyond saving because of disease or severe damage, that's one thing, but to willingly cut down a tree as a home improvement can be a huge mistake. It may be illegal, depending upon where you live, but it may also have a severe negative impact on your property value. Many homebuyers are tree lovers, and a stand of trees has unbelievable curb appeal. Not to mention the shade they provide (and possibly energy savings). Most of all, full grown trees cannot be replaced easily. Tree transplants are clever fixes, but they won't have the deep root systems that allow trees to survive through disease, storms and winters.

Wall Cavities

What is a "Wall Cavity"? - it is the wiring/plumbing/ductwork or structural beams behind the drywall on a ceiling or inside of an interior wall. Considering tearing down the walls for a bathroom or kitchen remodel home improvement? Thinking about replacing drywall in a wall or ceiling area with water damage? Take a very close look at your wall cavities to see if your home needs replacement insulation, has pipes, electrical wiring, structual support beams or ductwork in that wall or ceiling. Starting a simple project like this can turn in to a monumental project as opening up a wall or ceiling to expose wiring, ductwork or some other obstacle that you now have to deal with and provision for.

Installing new drywall without evaluating the possibility of hidden improvements within your wall cavities is something that should be looked into very carefully before starting such a project.

Reversible Home Improvements

There are also quite a few home improvement mistakes that seem like colossal problems but have an easy fix. This does not mean that these projects should be installed without regard to quality, cost, and design, but when problems do arise, they may not be mortal. Some of the common projects, both big and small, fit into this category.

Carpet

Burns and lots of stains may be permanent, but the carpet itself is not. Hopefully you have saved spare carpet runs, but if not, the carpet retailer and or manufacturer may still have the carpet in stock. Alternately, a carpet professional can replace carpet from an inconspicuous corner to replace the stained or burned area as a good fix.

Decks

You let your wood deck go too long without sealant, which causes fading, warping or other serious deterioration. If the deck framing and support structures are still in good condition, there is a good chance that you can install composite decking tiles on top of the older wood planks and create a totally new look, at a fraction of the cost.

Asphalt Roofing

Keep a close eye on your roof; inspect it at least once a year. If a leak or other sign of serious damage occur, contact a roofing contractor right away. Roof problems are not very forgiving or prone to DIY fixes Similar to faded or warped wood decks, you may be able to install a new layer of asphalt shingles right over top of the old and with a bit of luck, almost double the life of your roof.

Wood Cabinets

Homeowners who do kitchen or bathroom remodels may find their wood cabinets do not match their colors and textures very well. With solid wood cabinets, reject the urge to replace them. Imitation wood is cheap and cheaply made, so don't invest good money in that product. Replacement solid wood is very expensive all around, but will give you the best look overall. Another option is to have your light wood cabinets stained or refinished to a darker color. Paint the dark wood cabinets or use a bright-colored wood stain or a wood or laminate veneer applied on top of the original cabinets.

Final Tip

It is true with any home improvement project, that it is essential to evaluate the long-term consequences and ramifications of the whole project as it is to consider the immediate impact on your home. This understanding will allow you to productively plan your project, taking into consideration for unknown problems while keeping additional options open.
